  • Burnaby Plans 183 Family Rental Units

Burnaby’s latest initiative at 6203 Marine Drive is a significant step forward for family-oriented rental housing in South Slope—a part of the Metro Vancouver market that continues to see robust demand for thoughtfully designed, long-term rental options. The city’s housing authority is bringing 183 purpose-built townhome rentals to market, comprised of 58 two-bedroom and 125 three-bedroom units, with homes set aside at market, below-market, and median-income-linked rates. This model, underwritten by $92M in funding—including an $84.5M low-interest federal loan—reflects the kind of multi-tiered financial structure I often see driving successful, sustainable developments in our region.

What distinguishes this project is its focus on livability: proximity to parks, schools, and outdoor amenities, all on city-leased land, makes it an uncommon find for families seeking stability without the constraints of traditional ownership. As someone who has advised on presales and luxury estates throughout Greater Vancouver since 2006, I recognize the value of these rare, purpose-built rental townhomes—especially when backed by strategic partnerships that expedite delivery. With 480 more rental homes already in Burnaby’s pipeline, this collaborative approach is setting a new pace for addressing family housing needs. Completion for this townhome community is projected for late Q3 2028, promising a new chapter for South Slope’s residential landscape.

  • Canada’s Homebuilding Pace Falls Further

Canada’s homebuilding activity is showing further signs of deceleration: the national six-month housing start trend dipped by roughly 1% to 244,000 units, with actual starts in larger urban centres easing by about 2% to 17,700. Year-to-date, we’re looking at 149,500 starts—down 4% from the same stretch in 2025—which suggests that new construction is still falling short of policymakers’ ambitions to accelerate supply. According to the national housing agency, while activity remains elevated compared to prior years, the expectation is for this slowdown to continue in the months ahead.

Builders are contending with a perfect storm: heightened material costs driven by ongoing US-Canada trade tensions, new tariffs, and global instability. The forecast is sobering—new home construction is projected to steadily decline through 2028, with condominium activity particularly impacted given developer cost pressures, muted demand, and excess inventory.

Having navigated Vancouver’s luxury and presale markets for nearly two decades, I see firsthand how macroeconomic trends ripple through local opportunities. For those considering new development assets or presale investments, insight and timing have never been more critical. My focus remains on equipping clients with strategic perspectives that safeguard their capital and position them advantageously in a shifting market.

Future Geographies: Art in the Century of Climate Change

On May 14, 2026, the Vancouver Art Gallery welcomes Future Geographies: Art in the Century of Climate Change, a major contemporary art exhibition running through January 10, 2027. Featuring more than 35 works by international and British Columbia-based artists, the exhibition examines how climate change and sustainability are reshaping the way we understand our world.

For Vancouver residents, the exhibition offers an opportunity to connect global environmental challenges with the places we live, work and build community. The artworks invite visitors to consider changing landscapes, responsible resource use and the role each of us can play in creating more resilient neighbourhoods.

As a local real estate professional, I’m especially interested in conversations about how sustainability influences the future of our homes and communities. A gallery visit can spark fresh ideas about thoughtful design, adaptation and the shared responsibility of caring for the places we call home.

Mark your calendar for May 14 and plan your visit to the Vancouver Art Gallery. Learn more at https://www.vanartgallery.bc.ca/exhibitions/future-geographies/ and share this event with someone who cares about art, Vancouver and a more sustainable future.

  • Burnaby Secures Funding for 355 Rentals

Significant momentum is building for Burnaby’s rental market, with over $170M in funding recently secured from the federal government and First Nations partners—bringing 355 secure rental homes closer to reality. The package includes $131.9M via a federal loan program, earmarked for a thoughtfully planned community: a low-rise with 91 homes and a high-rise featuring 264 units. Residents can look forward to modern shared amenities, including a gym, children’s play area, and a rooftop patio with a barbeque—hallmarks of contemporary rental living. The sites, located near 3683 Willingdon Avenue and 4428 Kwasen Way, are strategically positioned near major shopping, educational institutions, and essential amenities.

As someone who has witnessed the evolution of Metro Vancouver’s neighborhoods, I recognize the impact this development will have on long-term community growth and intergenerational housing opportunities. Projects of this scale not only address supply, but also introduce a meaningful number of affordable homes—essential for a balanced, thriving city. For those drawn to strategic investment or securing a future residence in Burnaby, these new offerings will shape the local landscape for years to come.

  • British Columbia Rents Fall for 23 Months

British Columbia’s rental landscape is quietly shifting, with average asking rents dropping about 5% year-over-year—a trend mirrored in purpose-built rentals and apartments. Notably, four cities in our province—Abbotsford (~11% decrease), Coquitlam (~7%), Richmond (~6%), and Kelowna (~5%)—now rank among the top 15 nationwide for the steepest annual declines in purpose-built rental rates. The consensus among provincial officials points to a meaningful increase in dedicated rental supply, the introduction of a vacancy-focused tax, and stricter short-term rental policies, all of which are returning more homes to the long-term market.

Mid-Q3 also saw BC reaffirm its commitment to stability by tying the annual allowable rent increase to inflation, set at around 2%. This approach is designed to balance renter security with the ongoing upkeep of quality homes by landlords. Thousands of new units are already built or underway as part of the government’s broader housing initiative, with the goal of sustaining this easing in rents.

As someone who has spent decades navigating Vancouver’s evolving real estate markets—particularly in the presale and luxury sectors—I see these dynamics as both a signal of shifting investment opportunities and a reflection of the province’s drive to create a more sustainable housing ecosystem. Understanding how policy, supply, and market cycles intersect is essential for both investors and residents seeking to make informed decisions in this complex environment.
