Burnaby’s rental market is making headlines for all the right reasons—at least if you’re a prospective tenant. Mid-Q3 saw Burnaby post British Columbia’s largest one-bedroom rent decline, with the median at $2,130—a drop of roughly 3% month-over-month and about 7% year-over-year, the sharpest decrease across Greater Vancouver. Two-bedroom units reflected a similar trend, down ~7% to $2,720.
This shift comes as BC’s summer leasing momentum faded, incentives lingered, and the market entered a more subdued period. For my clients—especially those evaluating premium investment opportunities—these numbers underscore the impact of a record-setting supply pipeline, fewer temporary residents, and a stagnant local economy pressing down on demand.
As someone who’s navigated both the residential and commercial landscapes since 2006, I’m watching closely to see if Burnaby’s rent plateau persists as we move beyond peak leasing season. Understanding when and where these inflection points occur is key to protecting—and growing—capital in Greater Vancouver’s evolving market.
